OUR CUSTOM HOME PROCESS

Thank you for your interest in working with Hockberger Homes LLC! Our process is proven to get your project off the ground as quickly as possible while meeting all your needs and expectations. The process of building or remodeling a home can be long and complicated, but it doesn’t have to be overwhelming. We organize with precision using transparent management software that shares every aspect of your project from beginning to end.

STEP 1: INITIAL MEETING: LEARNING ABOUT YOU

We start with an initial consultation via phone or email. We will listen to the vision for your project and learn where you are in the process of preparation. We may ask that you email/text us pictures and a brief description of your ideas so we can give you an initial idea on a budget range to expect for your project. Next, we would set up an in-person consultation at your home to discuss everything in detail. At this complimentary initial meeting, we gather the information we need to create an estimate for your project and discuss layout and design options.

STEP 2: DESIGN SERVICES AGREEMENT

Planning is the foundation of any successful construction project. If you decide that the estimate is within your budget, we will start the design process to bring your project to life and assist in giving you the most accurate quote possible. The Design Services Agreement is a fee based agreement which outlines in detail the scope of work required to prepare for construction, including:

  • Construction Plan Drawings and 3D Renderings
  • Construction Cost Estimation 
  • Specifications and Allowances Development
  • Construction Contract Preparation

STEP 3: FINDING YOUR STYLE

Once the Design Service Agreement has been signed, we will start to narrow down some specific details of your project. By creating designs and construction plans, we are able to get you the most accurate pricing for your proposal. We will set up an appointment with our in-house designer/drafter, Jason Dorow. He will come take specific measurements and meet with you to go over our bid sheets in detail. This is a wonderful tool that will help us organize your ideas and create a comprehensive vision.


It is a guideline to help you put your general desires on paper. After you have listed all the elements you want, we will work with you to shape these into your new home or remodel and create a design for your project. You will go back and forth until you have a design that you love! You will even be able to have 3D renderings and walk-throughs to help your project come to life. Once plans and specifications are completed, we will send them to our Trade Partners for a final quote. We require approximately 2.5 weeks to finalize our formal proposal.

 STEP 4: CONSTRUCTION CONTRACT

Once you have approved the formal proposal, we will draw up the construction contract. The Contract will be made up of several documents:

  • Building Contract
  • Signed Copy of your Proposal Breakdown
  • Signed Copy of your Allowance Items List
  • Signed Copy of your Completed Plans

STEP 5: SELECTIONS

Now that the budget is established and all the documents are signed , it is time to have some fun and select the finishes for your project. One of the greatest advantages of Hockberger Homes LLC’s approach lies in our guided selection process.


Our team will work closely with you, providing support and assistance as you select the fixtures and finishes included in your contract. Kristy will set you up with a schedule and attend all pick out appointments with you. This helps take away the stress of documenting it all yourself. Also, it is nice having a second opinion on some tough choices. We also work with a local Interior Designer if you need that extra guidance! When we get all selections decided, you will sign off and we will order all your materials. Your project start date is usually determined by the longest lead time from your orders.

 STEP 6: CONSTRUCTION

When you build with Hockberger Homes LLC, you communicate directly with the owner. We have great project managers on staff that assist in keeping your project moving smoothly and on time. However, Andrew is also fully invested in every project from start to finish. During progress meetings you are kept abreast of all developments during the build. This minimizes surprises, delays and changes, keeping your project on schedule and on budget.

STEP 7: POST CONSTRUCTION SUPPORT

When construction ends, our service continues. Hockberger Homes LLC offers a complete 1 year warranty on all projects. We also provide you with instructional material about the systems and warranties of your new home or remodel when you take occupancy. When the warranty expires, Hockberger Homes LLC service continues even further. Many clients call us back years after completion for additions, renovations and repairs, and we treasure opportunities to build lasting relationships with our customers.
